What's a good cap rate for commercial property in South Florida?+

It depends on asset type, location, and risk. Stabilized multifamily and core industrial in tight Miami-Dade submarkets trade at lower cap rates because demand is strong and durable; value-add and secondary locations price higher to compensate for risk. The right number is the one your specific deal can actually support — I underwrite each one rather than rely on a rule of thumb.

Which South Florida submarkets are best for commercial real estate investment?+

It depends on your strategy. Doral and the airport corridors lead for industrial; Brickell and Coral Gables for office; Wynwood, Edgewater, and North Miami for value-add and redevelopment; Fort Lauderdale, Boca Raton, and West Palm Beach for growth driven by corporate relocations. Entry varies widely — a small retail or office condo can start in the few-hundred-thousand range, while stabilized multifamily and industrial typically run into the millions. The mix is 19 retail, 6 office, 2 industrial, plus mixed-use and land, priced from $2.9 million to $58 million. Current examples include a 249,725 SF value-add retail center in Broward County at a 6.2% cap and a 101,800 SF retail center in Volusia County at an 8.7% cap. What cap rates are off-market commercial properties trading at in Florida?+

Across my current off-market book, cap rates run from roughly 5.3% to 8.7%. Stabilized, fully leased retail and office in South Florida price tightest — generally 5.3% to 6.5%. Assets with vacancy, near-term rollover, or lease-up work price higher, into the 7% to 8.7% range, because the buyer is being paid to take on the risk. Office in Broward and Palm Beach currently sits around 6.1% to 7.5%. Treat those as starting points, not the answer: the right cap rate is the one your specific deal supports after real underwriting of the rent roll and T-12.

How do I see the address and financials of an off-market listing?+

Off-market properties are marketed without addresses to protect the owner's confidentiality — that discretion is usually the reason the owner is willing to sell quietly at all.
